Step 2: Mortgage & Pre-Approval Guidance

Before viewing homes, it’s important to understand what you can comfortably afford. A mortgage pre-approval gives you a clear budget and strengthens your position when making an offer. It also helps us focus on the right properties from the start, saving time and avoiding disappointment. I can suggest some professional mortgage professionals if you haven’t talked with anyone yet.

Step 4: What’s Involved in Making an Offer?

When you’re ready to purchase a home, I’ll guide you through preparing a strong, well-structured offer. This includes reviewing required forms, disclosures, and documents so you know exactly what you’re signing. We’ll discuss terms such as price, conditions, deposit, and closing dates. This will protect your interests and improve your chances of success.

Offer Accepted! If your offer includes conditions such as a home inspection, financing approval, or reviewing documents, we complete them at this stage. This is where these actions take place. Buyers condition dates for these to be met are generally 7-14 days. I’ll help coordinate appointments, explain results, and guide you through any decisions that follow. The goal is to ensure the home meets your expectations and that you feel fully informed before moving forward.

They’ll review the title, prepare closing documents, and ensure everything is legally in order. During this time, you can make arrangements for utilities that need to be connected on closing day. I’ll provide you with a reminder list. I’ll stay in touch with your lawyer and lender throughout this stage to help make the process smooth and stress-free right up to closing day.

On closing day, your lawyer completes the transfer of funds and ownership, and you officially receive the keys to your new home. Once everything is finalized, you’re free to move in and start settling into your new space.
