FAQs: Common Questions from Buyers
How long does it take to buy a home?
Once your offer is accepted, it typically takes 30-90 days to reach possession. The timeline depends on conditions, financing, and your chosen closing date.
How much does it cost to use a real estate agent when buying a home?
In most cases, the seller pays the full commission. There is no cost to the buyer to work with a real estate agent. Most homes listed are on the MLS. If you are looking at a home that’s a private sale and not listed, there may be a fee. This will be explained before making an offer.
Do I need a pre-approval first?
It’s highly recommended. Pre-approval shows sellers you’re a serious buyer and helps you understand exactly what you can afford.
How much do I need for a down payment?
In Canada, the minimum is 5% for homes under $500,000. I can connect you with trusted mortgage specialists to explore your options.
What costs should I expect beyond the purchase price?
Budget for closing costs like legal fees, deed transfer taxes, home inspection, and moving expenses. I’ll walk you through everything so there are no surprises.
Do I need my own real estate agent?
You don’t have to — but having your own agent means someone is working exclusively in your best interest. My services as a buyer’s agent is generally no cost to you.
